Kothi and Kotha are two words having different meanings. Here is the meaning :

Kothi - It is the luxury home made by the higher class people having more than 10 rooms, gardens, etc. People call it Kothi.

Kotha - It is the place where you can go to watch mujra and the place where prostitutes women works also called red light areas. This word is popular in Uttar Pradesh.
