MURCIA"i am thinking of buying property in murcia,maybe Polaris world or similar?


anyone have any advice

Don't buy in Spain! The country is heading into recession and property sales are badly affected already.Only 50% of new builds are being sold and 9% of the hosuing stock overall, is lying empty, many propertoies have been up for sale for over 12 months and no one interested because of the high prices here of the property and the fact there is very little to do otherwise. many bars and restuarants are suffering, many will not not survive the winter as they ahve not been busy enough through the sumemr this year to sustain them through til next high season. taxes are getting higfher and there is a very big isue with regard inheritance tax, you think there is an issue in the UK, you aint seen nothing yet, as the saying goes. Here, inheritance tax kicks in after 15,000鈧? has to be paid within 6 months, and you can't sell the property to pay the tax bill...There are lots of smaller stealth taxes, while we don;t get hit with large council tax bills, there are many other formats of taxes payable that land in the post box with rapid rate! The food in the supermarkets is the same price as the Uk, and in some cases, more expensive. The place is scruffy and tatty, graffitti is a huge problem, as are burglaries and robberies. There is also a growing problem with illegal built properties being subject to demolition orders, and the land grab laws have also bitten into the Mucria region. The Murcia region is also caught up with the Marbella town hall scandal, lost of backhanders given to the town hall there for property builds, and many of the buids were in Murcia. If you are looking to buy for holidays, look at places like Morocco, Bulgaria,Hunagry, mcuh much better prospects than here, and better for investment interest. There is the issue of CGT to consider, plus the price you see a property for is not the price you pay, you need to add 15% on top to cover the fees etc

Get yourself links on the net to the newspapers here, then you can read the stories each week, and if you insist on considering the place, rent for 6 months first before commiting yourself to buying, and do the 6 months out of season

Have you been to Murcia before you buy anything rent first .
And dont buy from the telly come over there are plenty of good estate agents here.
easiest way is ask the locals for there advice and mak sure they have a cif number and registered and if you use your head you will be ok.

one other thing if you buy here remember you pay 35% cap gains tax if you sell before 3 yrs so it can be a expensive holiday indeed dont do black and white great for the sellar bad news for the buyer wanting to sell.
